Ask any restaurant operator to name the piece of equipment they think about least until it fails, and the commercial dishwasher wins by a landslide. The machine gets bought, plumbed in, hooked up to a chemical supplier's dispenser rack, and then quietly runs 300 racks a day until glassware starts coming out spotty, plates come out with a film, or the health inspector pulls a chlorine test strip and it reads zero.
The machine itself is only half the story. The other half — the one that decides whether your dishes are actually clean and sanitized, whether your operating cost per rack is $0.15 or $0.60, and whether your kitchen passes inspection — is the chemical program: what detergent you dose, what sanitizer you use, how it's dispensed, how it's tested, and who's on the hook when something goes wrong.
This guide walks through what to standardize on when you're setting up a warewashing chemical program from scratch, replacing an unreliable one, or auditing what your current supplier is charging for. The four chemicals every warewashing program needs
Every dish machine — whether it's an undercounter glasswasher, a Hobart AM16 door-type, or a conveyor machine — runs on the same four chemistries in some combination:
- Detergent. The high-alkaline soap that breaks food soil off dishes in the wash tank. Doses continuously into the wash arm during the cycle. Chlorinated detergents are more aggressive on protein soil; non-chlorinated detergents are gentler on soft metals like aluminum sheet pans and coffee decanters.
- Rinse aid (drying agent). A low-foaming surfactant that reduces the surface tension of the final rinse so water sheets off glassware and flatware instead of beading. Without it, upside-down water glasses come out with visible spots on the rims and stems. Rinse aid is metered into the final rinse line at 1–4 mL per rack.
- Sanitizer. Either high-temperature water (180°F final rinse, no chemical) OR a chemical sanitizer dosed into the rinse. If it's chemical, it's almost always chlorine (sodium hypochlorite) at 50–100 ppm, sometimes iodine at 12.5–25 ppm, occasionally quat at 200 ppm, and increasingly peracetic acid at 100–200 ppm on newer low-temp machines.
- Delimer / descaler. Not dosed continuously — used on a scheduled basis (weekly to quarterly, depending on water hardness) to strip mineral scale off the wash arms, jets, and heating elements. A neglected delimer schedule is the #1 reason machines lose wash pressure and fail temperature.
That's the whole chemistry stack. Every warewashing program from a two-seat bar to a hospital kitchen runs on those four buckets. What changes is which sanitizer, how the chemicals are dispensed, and who owns the pumps and the service call.
High-temp vs. low-temp: the fork in the road
The single biggest decision — bigger than brand, bigger than door-type vs. conveyor — is whether your final rinse sanitizes with heat or with chemistry. It changes what chemicals you dose, what dispensers you need, what your utility bill looks like, and what your workers are handling.
High-temperature machines
A high-temp dish machine hits its rinse water to 180°F at the manifold, 165°F at the dish surface — the minimum specified in the FDA Food Code and enforced by every state's health department. Most municipal hot water lines deliver 120–140°F, so a high-temp machine needs a dedicated booster heater plumbed inline to raise the final 6–15 gallons per rack the extra 40–60°F.
High-temp chemistry is a two-bottle program: detergent + rinse aid. That's it. The heat does the sanitizing job; there's no chlorine to dose, no chlorine to test for, no bleach smell in the dish room. It's the format used by Hobart flagship machines like the AM16-BAS-2 and PW20ER-1, Jackson's TempStar and Conserver XL series, and CMA's high-temp 180-VL and 180-C.
Low-temperature machines
A low-temp machine skips the booster and sanitizes with a chlorine (or, less commonly, iodine or peracetic acid) dose in the final rinse. Wash and rinse temperatures stay around 120–140°F, which is why the machine is cheaper to install — no booster, no dedicated 30-amp high-voltage circuit, less waste heat in the dish room.
The tradeoff is that low-temp is a three-bottle program: detergent, rinse aid, and sanitizer. You're paying for chlorine every month, storing it, dosing it, testing it, and dealing with the fact that chlorine at 50 ppm is corrosive to soft metals over time — aluminum sheet pans, silver-plated flatware, and copper-bottom pans all take a beating.
Which one should you standardize on?

Our take: if you're doing 30+ racks a night and have the electrical service, go high-temp. You'll pay it back inside two years on chemical cost alone, your glassware and flatware will last longer, and you eliminate the whole category of "we're out of sanitizer and the drum is on backorder." If you're a small operation running 10–20 racks a shift, low-temp is fine — but standardize on peracetic acid instead of chlorine if you can. It's kinder to metals, doesn't leave a residual smell, and rinses cleaner.
The dispenser rack: where standardization actually happens
Here's the thing nobody tells first-time buyers: the chemicals themselves are commodity items. Ecolab detergent and Auto-Chlor detergent and a private-label chlorinated dish detergent from a regional supplier are all doing the same job with the same active ingredients at roughly the same dose. What you're actually buying — and what you're standardizing on — is the dispensing hardware and the service contract that keeps it running.
A commercial warewashing dispenser rack has four parts:
- Peristaltic pumps (one per chemical: detergent, rinse aid, sanitizer if low-temp) — these sit in clear plastic housings mounted to the wall next to the machine and squeeze a metered volume of chemical through soft silicone tubing every wash cycle.
- Signal wires from each pump to the dish machine's control board so the pumps know when to dose (wash start for detergent, final rinse for rinse aid and sanitizer).
- Chemical containers — usually 2.5- or 5-gallon jugs sitting on the floor, connected to the pumps with pickup tubes and check valves.
- A low-chemical alarm — a probe in each jug that trips a light or buzzer on the machine when the container is within a few racks of empty. Chemical service programs: the three models
How you get chemistry into the building is more consequential than which brand of chemistry you pick. There are three common structures — pick one and pick it deliberately.
1. Full-service national program (Ecolab, Diversey, Auto-Chlor)
Ecolab, Diversey, and Auto-Chlor are the big three national chemical-service companies. The model: they install their own dispenser pumps (they own them; you don't), they refill your chemical monthly on a route, they respond to service calls 24/7, and they own troubleshooting when the machine isn't sanitizing. You pay a bundled monthly fee that covers chemistry + pump maintenance + service response.
When it makes sense: High-volume operations, chains, hospitals, anything where a 3 AM dishwasher failure costs more than the monthly premium. Predictable spend, one throat to choke, no capital tied up in dispenser hardware.
When it hurts: Small independents. The bundled rate at low volume works out to $0.35–$0.55 per rack; a la carte chemistry off your own pumps is often $0.15–$0.25 per rack. You're paying for a service level you may not use.
2. Regional supplier with owned dispensers
The middle path. You buy dispenser pumps once (roughly $400–$800 for a full detergent + rinse-aid + sanitizer rack, installed), then buy chemistry from whichever regional supplier is cheapest per gallon. Service calls when the machine has a chemistry problem come from your dish-machine service company, not the chemical supplier.
When it makes sense: Multi-unit independents with 3–20 locations, catering operations, restaurant groups with in-house maintenance staff. You take on some operational responsibility in exchange for a chemical cost 30–50% lower.
3. Machine-brand dealer program
Hobart, Jackson, and CMA all have factory-affiliated chemistry programs where the machine service dealer handles both the mechanical and the chemistry side. Setup is streamlined (one phone number for everything), and the chemistry is tuned to the machine's dispenser calibration from the factory.
When it makes sense: Single-unit operators running a premium high-temp machine who value having one dealer own the whole warewashing stack. Also common with American Dish Service and CMA installations where the local dealer is the strongest player in the market.
Test strips: the one thing you cannot outsource
Whoever supplies your chemicals, whoever owns your pumps, whoever answers the service line at 3 AM — you are the one holding the test strip when the health inspector walks in. The FDA Food Code and every state's Food Code require the operator to verify sanitizer concentration daily and document it in a temperature/sanitizer log.
Standardize on the test strips that match your sanitizer:
- Chlorine test strips (0–200 ppm, target 50–100 ppm) — the workhorse. USA-RS stocks the Bar Maid chlorinated sanitizer test strips dispenser that mounts right next to the machine so nobody has to hunt for the box.
- Quat test strips (0–500 ppm, target 200–400 ppm depending on formulation) — for quat-sanitized sinks and any low-temp machine running quat chemistry.
- High-temp thermometer — not a test strip, but the equivalent: a min-max thermometer or a max-registering thermometer that verifies the final-rinse temperature at the dish surface (not just at the manifold) hits 165°F. Most inspectors carry their own; a smart operator has one on the wall.
Test every shift, or at minimum every day at open and again after any chemical refill. Log it. If your sanitizer reads outside spec, stop the machine and call service — don't keep running until "somebody looks at it later." A single failed inspection because your chlorine was reading 15 ppm costs more than a year's worth of test strips.
Racks: standardize on one system
Every commercial dish machine takes a 20"×20" rack, but that's where the standardization ends. Within that footprint, you can spec open racks (for plates and trays), peg racks (for cups and mugs), flatware racks, and glass racks in various compartment sizes matched to your glassware.
The mistake operators make is buying racks piecemeal — a few from the machine dealer, a few off Amazon, a few from a restaurant supply catalog. You end up with three different plastic colors, two different peg heights, and glassware that tips over in the wrong-height compartments. Pick one rack brand — usually Cambro Camrack or Vollrath's Traex line — and standardize. They both offer color-coded rack extenders and dividers that make it obvious to a new dishwasher which rack is for what.
Pre-rinse and scraping: the free upgrade
The best chemical program in the world can't save dishes that arrive at the machine caked in dried-on food. A proper pre-rinse faucet — the spring-loaded coiled sprayer over the soiled-side dish table — is not optional. The Krowne DX-100 series is the standard workhorse; the T&S B-0113 is the equivalent in that ecosystem.
Two rules that will save your detergent bill by 20%:
- Scrape solids into the trash before pre-rinsing. Every solid gram of food that hits the machine is a gram of detergent doing cleanup work it wasn't designed for.
- Pre-rinse with cold water, not hot. Hot water sets protein soil onto ceramics and stainless. Cold pre-rinse dislodges it. This is universal — the machine's own hot wash tank handles the heavy lifting once the item is in the rack.
Delimer schedule: the maintenance nobody does
Mineral scale is the silent killer of dish machines. Every gallon of hot water leaves calcium and magnesium behind; over months, that scale coats the wash arms, jets, and heating element until wash pressure drops, rinse temperature can't hit spec, and the machine starts throwing error codes. The fix is a delimer product — an acidic descaler run through the machine on a scheduled cycle.
Frequency depends on your water hardness (get a water hardness test kit and check quarterly if you're on municipal water without softening):
- Soft water (<3 grains per gallon): delime quarterly
- Moderately hard (3–7 gpg): delime monthly
- Hard (7–10 gpg): delime every 2–3 weeks + install a water softener upstream
- Very hard (>10 gpg): install a softener or expect to replace booster elements every 12–18 months
Every full-service chemical program includes delimer service on their route; every self-managed program has to schedule it deliberately. If you can't remember the last time you delimed, that's your first weekend project.
Common mistakes we see monthly
- Dispenser pumps running dry after a chemical delivery. The pickup tube didn't get sealed into the new jug. Machine runs a whole shift with no detergent; nobody notices until end-of-night and everything from the rack is going in the redo pile.
- Rinse aid dialed up too high. Overdosed rinse aid leaves a residual surfactant film on glassware — the customer complaint is "my beer has no head." Fix by turning the rinse-aid pump dial down until the head comes back.
- Chlorine sanitizer testing at 200+ ppm. Overdosing chlorine doesn't sanitize better, it just corrodes flatware and irritates the crew's hands. Target 50–100 ppm and test.
- Nobody trained on how to change a chemical jug. Weekend dishwasher runs out of detergent, doesn't know how to swap, either runs dry or opens the wrong jug into the wrong pump. Post a one-page laminated instruction card on the wall above the dispenser rack.
- Skipping the delimer cycle because "the machine's running fine." By the time you can see scale on the wash arms, you've already lost 15% wash efficiency and your detergent bill went up to compensate.
Setting it up: the 30-minute checklist
If you're standing up a warewashing program at a new location — or auditing an existing one — walk this list:
- Confirm machine sanitizing method (high-temp or low-temp). Note it on your food-safety log.
- Confirm dispenser ownership (yours or the chemical supplier's). If you don't know, look for a service sticker on the pump housing.
- Confirm the low-chemical alarm is wired and working. Manually trip it if you can.
- Verify booster-heater setpoint (180–195°F for high-temp) or sanitizer concentration (50–100 ppm chlorine for low-temp). Test on the first rack of the shift.
- Verify a test-strip dispenser is mounted within arm's reach of the machine.
- Verify a laminated dispenser-change instruction card is posted above the rack.
- Verify the delimer schedule is written down somewhere the closer can see it — not just in the owner's head.
- Verify the pre-rinse faucet works, the scrap basket is emptied at every shift change, and the rack racks (open, peg, flatware) match your dishware inventory.
